So believe it or not, a chef from Metro Atlanta has won a James Beard Award for the South Southeast. Harry Cobalt of the deer and the dove I've never been there is bringing home. The James Beard blinged for the best chef in the southeast.
The James Beard Foundation holds its annual restaurant and chef award ceremony. It actually held it this year on June the fifth in Chicago, and one finalist represented both Atlanta and the state of Georgia this year, known as the Oscars. Of the Food World, restaurant and Chef Awards are given out annually in categories like Best Chef Southeast Outstanding Restaurant, best New Restaurant, and emerging Chef.
Out of the 10, 20, 23 semi-finalist chefs and restaurants from Atlanta and Georgia only. Koval from the Deere and the dove in Decatur landed a spot as a finalist for the best chef in the Southeast Koval, being recognized by the James Beard Foundation for his cooking and dedication to the Georgia farmers, and I think this is really cool.
Who grow the ingredients used in his dish dishes has been a long time coming. He's been working for two decades. His culinary career has taken him all the way to California, back to Georgia. In Georgia. He's worked at Canoe in Buckhead. I've been there, farmburger been there, and for years and years at the Wrecking Ball Brew Pub in little five points have not been there.
Need to add that to my list. Coval opened the deer in the dove and the adjacent Cafe B side in 2019 just off the Decatur Square. The Decatur Square has such great memories for me. My grandmother lived at Phillips Presbyterian Towers, I'm not sure what they're called today. And she would take me over to a restaurant called The Square Table in the Decatur Square, and I have such great memories.
The deer in the dove is where Coval thoughtfully composes dishes. Weekly made up of in season vegetables and foraged ingredients, beef and pork from nearby cattle and pig farms and game meat entrees like crispy rabbit legs, fried in fermented buttermilk, duck sausage, rou laid in plates of venison. He is known around Atlanta and Georgia.
Uh, for his ardent support of the slow food movement, usually using locally grown and forged ingredients as much as possible. I don't know about you, but that sounds really good and I'm planning to go there. I was wondering as I read this article, whether or not being a James Beard Award winner makes a difference in the number of people who dine at a restaurant.
And many of the recent ES were surveyed and they say it has no effect at all. They say the effect on business over time though is challenging to, to, to uh, assess. There was initially an uptick in reservation. So my suggestion for you is this. If you live in metro Atlanta and you wanna support a local eatery, Just search for Deere and, and the dove.
Search for the Deere and the dove and go take advantage or try out Terry Val's recipes. If you're thinking of selling your home anytime in the next six months, we believe we can sell your home for $28,000 more than your neighbor sold his or her home for. If you think that's too good to be true, I say try me.
What could it possibly hurt? Go to Go Gaddis radio.com. G O G A D D I S radio.com. Click on sell for $28,000 more. Put in a little bit of information. You're listening to Go Gaddis Radio, where we help listeners go from real estate novices to experts to home. Selling and buying can be done with total confidence and without all that worry.
That is so typical with life, big with life's biggest investments. We don't want you to learn anything at closing or after that. You should have learned before. I know it seems cliche, but we want you to know everything you need to know before you make decisions. And I know it seems like, well, wouldn't all real estate agents do that?
Wouldn't all people in real estate do that? And I'm, I don't want to speak disparagingly of any of my fellow real estate professionals, but I will tell you, Um, we're not all cut from the same cloth. Uh, the reality is there are some agents who are more focused on earning a commission than they are taking care of a consumer.
And I think if you work with Modern Traditions Realty Group at Remax Center, you will realize that we are way more interested in doing the second, third, and fourth and fifth transaction with you by doing things right than we are in doing that very first transaction with you. We had a listener question submitted.
It says on our, on our recent inspection, it was noted that the G F C I was not working. What does G F C I stand for and why is it needed in kitchens and in bathrooms? Well, G F C I stands for and what a great question. G F C I stands for ground fault circuit interrupter. It is a device that takes the place in most cases of an electrical outlet.
So you have one of those two pronged electrical outlets in your kitchen, and one of those is probably G F C I protected. Now it probably means that all of the ones in the kitchen are G F C I protected because that's code. But typically two or three of them will be connected with one and that G F C I Breaker will, will, will work for all of them.
It is a device that's designed. To protect against electric shock caused by ground faults or electrical leakage. When a ground fault occurs, such as when an electrical current flows through an unintended path, the G F C I quickly interrupts the circuit cutting off the power supply and preventing potential harm.
Gcis are commonly used in areas where electrical outlets are located near water sources, such as kitchens, bathrooms, and outdoor areas as they provide. An added level of safety against electrical hazard hazards in a place where if you happen to come in contact with electricity and water, it is problematic.
So what they provide, and number one, electrical shock protection. The primary purpose of A G F C I is to keep you, uh, as an occupant of a home or a resident of a home, or a tenant at a home for being shocked. They help with water and moisture. Safety is crucial in areas where water and moisture are present, again, such as kitchens, bathrooms, laundry room, outdoor location.
In fact, I think all outdoor outlets must be G F C I protected. It also keeps you in compliance with current electrical code G FCIs are mandated by electrical codes and regulat regulations in many jurisdictions. I think they're required in all jurisdictions in Atlanta. These codes require gcis to be installed in specific areas, again, where it is wet.
Compliance with these codes is crucial to ensure the safety and wellbeing of occupants in all residential and commercial dwellings and also public buildings. You also have enhanced fire protection. Gcis also provide an additional layer of fire protection. Ground faults can cause excessive heat to build up.
And potentially lead to an electrical fire that would be terrible by interrupting this circuit upon detecting a fault, GCIS help mitigate the risk of fires caused by electrical faults. Overall, gcis are essential. They are in essential safety device that significantly reduces the likelihood of electric shock and a protect against electrical fires.
They ensure compliance with electrical safety regulations. They play a vital role in safeguarding lives and preventing accidents. Related to electricity. It is not uncommon. In home inspection reports, real estate home inspection reports. Define the G F C I. Outlets are not tripping correctly, meaning when they're tripped, they don't reset or they won't trip.
And so it's important to, to make sure you get those replaced. And I'm not saying you as a seller need to replace all of yours for a buyer if they ask, but I am telling you, if you want to make sure that the new occupants of the home are safe and protected, popping in a couple of G F C I outlets might be the thing to do.
Now there are is a different type of. Outlet that's designed to protect you in a bedroom. I don't know much about these, but they are called arc fault outlets. And it is my understanding in most municipalities in Georgia that a arc fault, um, circuits are required in every single bedroom in all circumstances.
We're gonna take a quick break when we come back. Mortgage rates and what have you got another baby on the way. And then we're gonna discuss some essential summer maintenance tasks. Stick with us. We'll be back.
